Home Protego is an operational platform for apartment buildings. It replaces the email chains, phone calls, spreadsheets and PDFs a building runs on with one system that residents, managers, committees and trades can all use, where every message, request, booking and decision is recorded and cannot be quietly rewritten.

A manager can switch these on and start moving work through them the same week. Residents use them from a phone. Nothing on this list needs the committee to have decided anything yet.

Owners, managers and residents argue about what happened. Who reported the leak, when the manager was told, which trade was called, what the committee agreed to. Home Protego is built so those questions are answered by the record rather than by recollection.

The audit trail is append-only. The ledger is hash-chained, so a posting cannot be altered without the chain showing it. A unit’s storyboard is the ordered history of everything that touched it. An incident board is the shared picture while it is live and the account of it afterwards.

That is what “immutable tracking” means here. Not a feature we promise, but a property of how the system stores things.

Where a tool sits in the commercial model, the label says so: Included is part of the manager’s working layer, Committee is the visibility layer the owners corporation funds, and AI add-on carries a real per-use cost. Run the building

    Take in, grade, assign and close the work residents report. Intake by app, web form or forwarded email; severity grading; response and resolution targets per priority; vendor assignment; cost captured against the job.

    Run a live incident and keep everyone on the same picture, ranked by severity, with every update on the record.

    The trades you call, with licence and insurance expiry tracked and ABN verification on file. Insurance that has lapsed stops the vendor being paid. Expired is shown, never hidden.

    Put work on common or private areas out to several trades, compare what comes back, and send the pack to the committee for a decision.

    One revocable link gives a tradesperson the whole job: scope, address with maps hand-off, schedule to confirm or decline, photos and documents. No account needed. You can see when they have opened it.

  • Arrival guides Committee

    Wayfinding on every job pack: entrance, contractor parking, loading dock, key collection. Entry codes are never in the guide.

  • Bookings: car spaces and amenities Included

    Visitor car spaces, pool, gym, BBQ, function room. Approval flows, weekly fairness caps, and an undo window for the wrong bay. Booking a car space becomes a trivial, coordinated matter.

  • Building roster

    Recurring duties such as bins out on Tuesday, with an assignee, a standing backup, self-declared time away, and automatic cover when someone is out.

  • Workload import AI add-on

    Bring work already in progress across from a forwarded email or message. A parser proposes, you confirm every item. Nothing materialises without a person.

Communicate

The reason most committees and managers look at software in the first place. Every message is recorded, every notice has a delivery record.

Manage risk and compliance

The record that shows the committee acted with due care. This is where Home Protego differs from everything else on the market.

    A scored register in the shape of AS ISO 31000: a consequence-weighted 5×5 matrix where life-safety can never score green, a named person accountable for each risk, treatment actions with due dates and cost, review cycles, and formal acceptance by committee resolution. Promote a risk straight from a request or an overdue compliance item. Export for insurers and auditors.

Work with the committee

Governance without the paper. Committees can act inside the system and leave the evidence that they did.

    Multiple committees per building, sub-committees, role titles, voting and observer members, term end dates and external appointees. Membership history is preserved across re-appointments.

Manage money

Native double-entry accounting inside the operations platform, not an export to somebody else’s ledger. Costs post from the requests that incurred them.

    Journal and trial balance on a hash-chained, append-only set of postings. A posting cannot be altered after the fact without the chain showing it.

    Administrative and capital works funds, transfers between them, and period locks.

Access without accounts

Signed links are a core primitive, not an afterthought. Vendors, owners, sitters and auditors take part without a sign-up wall.

    Read and reply on a request, quote on a job, or review an audit bundle, from a time-limited signed link. Revocable at any time.

  • Delegated unit access

    Residents share Wi-Fi, entry codes and care plans with a sitter or a tradesperson through revocable access profiles, and take them back the moment they want to.

The AI add-on

Where AI earns its place

AI in Home Protego does the reading and the first draft, and a person does the deciding. Every proposal is shown with its reasoning and confirmed by someone accountable before it becomes an action. Models that touch resident content run in Australia. It is an add-on rather than a default because, unlike everything else on this page, every use of it has a real cost.

  • Triage assist

    A proposed severity and owner for an incoming request, with the reasoning shown. The manager accepts, changes or ignores it.

  • Explaining a request

    A plain-language distillation of a long enquiry thread onto the request it belongs to, so the next person to pick it up understands it in one read.

  • Handover narrative

    A written account of a unit’s history from its storyboard, for an owner, an agent or a tribunal, produced from the record rather than from memory.

  • Broadcast drafting

    A first draft of a notice from a few words, in the tone of the notices you already send. Nothing goes out until a person sends it.

  • Workload import

    Multi-model consensus extraction of jobs and contacts from a forwarded inbox, with a full evidence trail and a human confirming every item.

  • Quote assist

    A structured comparison of what several trades sent back, so a committee sees like against like.

  • Community moderation

    An in-region model reviewing resident posts before they publish, on top of server-side rules that apply whether or not AI is switched on.

  • Pogo, the resident assistant

    Answers everyday questions about the building, its amenities and its rules, drawing only on what the building has published, and hands over to a person when one is needed.

The business model

Who pays, and who should not have to

We know how hard it is to get an owners corporation to buy software. We also know that the person who champions a system day to day is the building manager, and the people who benefit most are the residents, and neither of them should be the ones reaching for a card.

Our aim is that managers and residents never pay to use Home Protego. The owners corporation is the customer. Where there is a cost, it belongs there, the way the lift contract and the insurance do, because that is where the value lands: fewer disputes, a defensible record, and a committee that can show it acted with care.

So the manager’s working layer, the tools marked Included above, is what a building runs on from the first day. What the owners corporation funds is the visibility layer marked Committee: the insights, storyboards, votes, audit and board hub that let a committee see how the building is being run. That layer is the reason a committee would choose to pay, and it is what a committee loses if it does not. The manager keeps working either way.

One honest caveat, stated now rather than later. AI is the single feature with a real cost every time it runs. Today it is bundled while we learn how buildings actually use it. If heavy AI use turns out to need its own footing, that will be decided openly and in advance, and it will not be a subscription residents are asked to carry through the app.

Residents

Never pay.

Their requests, bookings, notices, documents and community are always available to them, on every plan.

Building managers

Never carry the cost.

The working layer is theirs, and it is never withdrawn from under them.

Home Protego is running in a controlled beta with a small number of buildings. We are actively looking for building managers who want to take part, and to shape what gets built next: which feature sets, which workflows, and what would make the biggest difference to how efficiently and effectively their buildings run, and to their own quality of life and that of their residents.

If you manage buildings in Sydney’s eastern suburbs, that includes in-person support from the developer while you get set up.
